Bow Lake, Strafford & Northwood Market Update — October 2026

Published October 19, 2026. This mid-October update uses September 2026 closed-month data; October’s full-month results are not yet available.

Thinking about buying or selling near Bow Lake this fall? The latest local reports show why it helps to look beyond a single headline. Northwood and the broader Strafford County market had different inventory patterns in September, and neither set of numbers tells the whole story of an individual lake property.

Here’s a look at the latest completed month and the questions worth asking as you plan your next move.

September 2026 Market Snapshot

The figures below cover single-family residences. Northwood is a town-level report. Strafford County is a broader regional report and should not be read as statistics for the town of Strafford alone.

Northwood: Read the Numbers With the Sample Size in Mind

Northwood recorded five single-family closings in September, compared with nine in September 2025. The median sale price was $475,500, compared with $780,000 a year earlier.

With only five closings, the kinds of homes sold can have a large effect on the monthly median. That change does not mean every Northwood home lost the same percentage of its value. Waterfront location, acreage, condition, size, and other property differences all matter when selecting comparable sales.

The year-to-date picture adds context: Northwood had 55 single-family closings through September, compared with 49 during the same period in 2025. September’s reported inventory was eight homes, compared with 19 a year earlier.

If you’re considering a move, start with current Northwood listings and ask for recent sales that closely match the property you want to buy or sell.

Strafford: Use Regional Context Carefully

Across Strafford County, September brought 108 single-family closings and a $525,000 median sale price, up 0.5% from September 2025. Reported inventory increased to 239 homes from 161 a year earlier.

Those county figures offer useful regional context, but they include communities beyond Strafford. They cannot establish the town’s median price or the value of a particular home.

For a Strafford search, compare current homes for sale with relevant town-level closed sales. Look at condition, location, land, and access rather than assuming the county trend applies equally to every property.

Bow Lake: Compare Like With Like

Bow Lake properties require an especially careful comparison. A direct-waterfront home, a property with shared lake access, and a nearby home with a water view can offer very different ownership experiences.

The reports above do not isolate Bow Lake sales, so this update does not assign the lake its own median price or appreciation rate. For an individual property, review comparable waterfront or lake-access sales and verify the specific features that affect its usefulness and appeal.

Our guides to waterfront versus lake-access homes and seasonal cottages versus year-round homes explain questions to bring to your search.

What to Focus on This October

  • For buyers: Compare recent sold prices with asking prices, discuss your budget with your lender, and review heating, water systems, and winter access during your property research.

  • For sellers: Request a property-specific pricing analysis, review your current competition, and gather records that help buyers understand maintenance, access, and lake-related features.

  • For lake-home owners: Keep seasonal photographs and relevant property documents organized so the home’s setting and use are represented accurately.
