When real estate agents market pocket listings—exclusive listings that are not made public—they have an ethical responsibility to ensure that the process is transparent & fair.

Exclusivity vs. Transparency

When agents refuse to share information with other professionals, it creates an environment of exclusivity that ultimately hurts the broader market. The agent behind the pocket listing could be more focused on boosting their own profits & ego rather than being a professional.

 

Potential for Discrimination

By limiting access to information or refusing to work with other agents, unethical pocket listings can create a closed-loop system, raising concerns about fairness and transparency in the market. Sellers may unknowingly limit their buyer pool by working with an agent who targets only their personal audience. This could lead to a sale below market value and harm the seller's financial interests; and reputation.

 

Lack of Professionalism

Agents withholding information or not responding to other agents, are failing to maintain the integrity of the industry.
